# Floyd's Estate East Hampton, NY, United States (general area) ## About the house The approximately 2,800-square-foot home sits on a secluded flag lot and accommodates up to 12 guests. It has four bedrooms plus a separate private sleeping space, a media room, a large yard and expansive decking around a private pool. The renovated, fully stocked chef's kitchen includes an oversized professional-series refrigerator and a six-burner gas cooktop. Other kitchen equipment includes an oven, microwave, dishwasher, wine fridge, drip coffee maker, toaster, blender, cookware, dishes and silverware. A grill and bicycle are available. The first-floor queen bedroom and second-floor king bedroom have ensuite bathrooms. Upstairs there is also a queen bedroom, a bedroom with four twin beds and a private sleeping space with a queen bed. All five sleeping spaces have air conditioning and closets. There are three full bathrooms and one half bathroom. Two full bathrooms have showers and tubs; the first-floor full bathroom has a shower. Bed linens, bath towels, a hair dryer, washer, dryer, hot water, Wi-Fi, a laptop-friendly workspace, a speaker system and a private entrance are provided. The center of East Hampton's Main Street is about a mile away, reached by a short walk or drive. Up to four cars are allowed on the property. The home is not suitable for children aged four and under or children aged five and older. Outside Memorial Day to Labor Day, confirm availability of outdoor furniture and equipment before booking. Reservations require approval before confirmation. The primary renter must be at least 25 years old. Occupancy is limited to 12; no additional guests are permitted. Smoking is not allowed. The home is not suitable for children. One hypoallergenic, non-shedding dog of 15 lbs or less is permitted; other pets, multiple dogs, shedding or non-hypoallergenic dogs and dogs over 15 lbs require express approval. Events are prohibited. Any proposed event, commercial activity, rotating groups or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may retain their original dates if payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to booking-agreement coverage details.
