House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. Smoking is not allowed. Maximum occupancy is six; additional persons require express approval and may incur a fee of $150.00 per person per night. Events are prohibited. Event-related reservations, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may involve additional fees or an increased security deposit. Pets require owner approval. The dog approval fee is $250 per dog per booking, and additional fees or a security deposit may apply. Utility fees are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. The cleaning fee depends on the number of guests and pets. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.

Getting there

Towpoint Beach is a 10-minute walk away; Long Beach is also nearby. The private dock accommodates boats up to 28 feet and provides direct water access to Fish Cove, North Sea Harbor and Peconic Bay. The home is not handicap accessible. All bedrooms and the den/office are on the second floor. The backyard is not fenced. Outside Memorial Day through Labor Day, inquire before booking about the availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
