# Fish Cove Waterfront Southampton, NY, United States (general area) ## About the house The approximately 2,500-square-foot home sits in a private community with direct access to Fish Cove, North Sea Harbor and Peconic Bay, centrally located between Southampton, Water Mill and Sag Harbor. The private dock accommodates boats up to 28 feet, and a floating jet ski dock is also available. Kayaks and paddleboards are provided. An open layout connects the living room, dining room and island kitchen, which has appliances, a microwave and meal-preparation space. The living room has a large-screen TV, water views and access to the back deck. Outdoor facilities include multiple seating areas, an outdoor dining table, a gas barbecue, a fire pit and sunset views. All three bedrooms have waterfront views and are on the second floor. The primary bedroom has a king bed, air conditioning, an ensuite shower bathroom, streaming TV, a walk-in closet and a balcony/deck. The other bedrooms have two twin beds and one queen bed respectively, air conditioning and standard closets; the queen bedroom also has a TV. An enclosed second-floor den/office provides a sleeper sofa and streaming TV. A shared second-floor bathroom has a shower/tub combination, and a half bathroom is on the main floor. Bed linens, bath and pool/beach towels, toiletries, a hair dryer, an iron and ironing board, heating, hot water, a fireplace, a washer and dryer, and Wi-Fi are available. Reservations require approval before confirmation. The primary renter must be at least 30 years old. Smoking is not allowed. Maximum occupancy is six; additional persons require express approval and may incur a fee of $150.00 per person per night. Events are prohibited. Event-related reservations, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may involve additional fees or an increased security deposit. Pets require owner approval. The dog approval fee is $250 per dog per booking, and additional fees or a security deposit may apply. Utility fees are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. The cleaning fee depends on the number of guests and pets. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement.
