# Farm Lane Retreat East Hampton, NY, United States (general area) ## About the house Farm Lane Retreat is a secluded, approximately 2,200-square-foot house decorated with artwork and distinctive decorative pieces. It sleeps six in one king bedroom and two queen bedrooms. All three bedrooms have air conditioning. The upstairs king bedroom has a full ensuite bathroom and balcony/deck; the main-floor queen bedrooms have a Jack-and-Jill ensuite bathroom and a full ensuite bathroom respectively. Two full bathrooms are on the main floor with showers, and the upstairs full bathroom has a shower and tub. The fully equipped kitchen includes a refrigerator, stove, oven, dishwasher, microwave, cookware and dishes. A rotunda-style dining area has a glass table, while the living area features generous windows, skylights, a dual-sided fireplace and a home bar. Central air conditioning, heating, Wi-Fi, a washer and dryer, linens, bath towels and pool/beach towels are provided. Trees and lawn surround the outdoor living areas. Facilities include a private heated outdoor pool, six lounge chairs, a gas grill, an uncovered deck/patio, outdoor dining on a stone terrace, patio furniture with an umbrella, and a hot-and-cold outdoor shower. Beach chairs, a beach umbrella and a cooler are available. The homeowner manages on-the-ground operations and guest communication after booking confirmation as part of the Elite program. Reservation approval is required before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $85.00 per night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required; a separate security deposit agreement must be signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may attempt to reopen and rebook the original dates with owner approval. If rebooked at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation. If not rebooked, the original stay may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire.
