## About the house

The home has two indoor bedrooms with electric blankets and wall heaters, plus a separate, lockable backyard guest retreat with a queen and single bed, available when booked for seven guests. The living area has a couch seating five, a gas heater/fireplace and a smart TV with streaming access using guests’ own accounts. Portable heaters and fans are provided.

The equipped kitchen includes cookware, cutlery, utensils, an electric stovetop, oven, dishwasher, microwave, refrigerator, freezer, toaster, kettle and coffee machine. The dining table seats six, with two additional countertop seats. A laundry room has a washer and dryer. Home-style linen, towels, toiletries, a hairdryer and a small welcome amenity pack are provided.

Outside is a private fenced backyard with a garden, patio seating and BBQ. Free Wi-Fi, free driveway parking for one car and free street parking are available. Pets require approval and incur an additional cleaning fee. Children aged 2–12 are welcome, and long-term stays are allowed.

Central Tenterfield’s shops, historic buildings and cafés are minutes away. Tenterfield Saddler is within strolling distance; Bald Rock National Park and nearby wineries offer outings. Self check-in uses onsite key collection, subject to mandatory identity verification.

The detached backyard guest retreat is available when booked for seven guests. Driveway parking accommodates one car. Armidale Airport is approximately 2.5 hours away by car. Local buses connect Tenterfield with nearby towns, and regional coach services are available; there is no direct train service to Tenterfield.

No loud noise between 22:00 and 08:00. No parties, antisocial behaviour or smoking. Additional visitors and pets require prior approval. Pet stays incur an additional cleaning fee of $200. Remove shoes indoors and report breakages. Breaches may lead to a $500 fine, compensation for costs or damage, and immediate eviction without refund. Mandatory identity verification through a secure Stripe ID link must be completed before check-in details are released. Unattended baggage cannot be received or stored before check-in or after checkout. Early check-in and late checkout are subject to availability and additional cost; guaranteed access requires booking the preceding or additional night respectively. Free cancellation is offered up to 48 hours before check-in, subject to conditions. Long-term stays are allowed. Children aged 2–12 are welcome.
