House rules

The primary renter must be at least 35 years old. Smoking is not allowed. Additional persons require express approval. Events are prohibited without prior written approval; event-related, commercial and other non-traditional uses, including rotating guest groups, require prior written approval and may incur additional fees or an increased security deposit. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Utilities are included, but guests are responsible for excessive usage. One dog of 45 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings. Damage protection of up to $25,000 replaces a security deposit; coverage details are provided in the booking agreement. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen canceled dates, at the owner’s discretion. If the original dates are rebooked at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use the original dates provided scheduled payments have been made and written notice is given at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire.

Getting there

Bridgehampton village and nearby beaches are minutes away. The home is not handicap accessible and is not suitable for multiple families or unrelated guests.
