## About the house

The home spans the ground and first floors and sleeps five guests. The bedrooms comprise a double room with a private ensuite, a bunk-bed room and a single room. A family bathroom serves the bunk-bed and single rooms, and there is an additional ground-floor WC.

The living and dining area has a Smart TV. The kitchen has Miele appliances, including a full-size oven, microwave, fridge, freezer, dishwasher and washing machine. A utility room supports longer stays. Between the kitchen and dining space is a snug with a three-seater sofa and TV; the lounge also has a spin bike. A dedicated workspace includes a height-adjustable desk.

Outside is a large private back garden and secure driveway parking for four to five cars, with no parking charge or permit required. Guests have exclusive access to the let, with no shared living space, host or other guests present. Two rooms remain locked and excluded from the let: one off the ground-floor hallway and one bedroom on the first floor.

Ickenham village is nearby for shops, cafés and pubs. Uxbridge town centre is two miles away, and Heathrow Airport is around 11 miles away. Ickenham, Hillingdon, Ruislip and Uxbridge stations are close by, with Metropolitan and Piccadilly line connections into Central London. The M40 and A40 are also nearby.

No pets, smoking, parties or events. Quiet hours are 21:00–07:00. Children aged 2–12 and infants under 2 are welcome. An authorised gardening team visits every other Friday between 10:00 and 13:00, accessing only the garden through the side entrance. They do not enter the house, and no guest action or interaction is required.
