House rules

The primary renter must be at least 30. Maximum occupancy is eight, with no additional persons permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $155.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement booking is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. The owner may need to show the property to prospective renters or buyers, with efforts to give advance notice and schedule reasonable daytime showings.

Getting there

The private dock on Big Fresh Pond is across the street. Southampton Village and beaches are nearby. The home is not handicap accessible and is not suitable for multiple families and unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
