# Escape on Big Fresh Pond Southampton, NY, United States (general area) ## About the house The approximately 1,850-square-foot home sleeps up to eight guests in four main-floor bedrooms. Two bedrooms each have two twin beds, and two have a king bed and a full ensuite bathroom. All four have air conditioning, TVs and closets; Bedroom 4 also has a walk-in closet and balcony/deck. The three full bathrooms include a shower/tub combination, a shower, and a separate shower and tub; there is also a half bathroom. The living room has lake views, a gas fireplace and a flat-screen TV, with hardwood and tile floors throughout the renovated home. The kitchen has quartz countertops, stainless steel appliances, a Keurig, microwave and wine refrigerator. Additional equipment includes a Nutribullet juicer, slow cooker, clam steamer and lobster pot. The dining area overlooks the water. Central air conditioning, heating, Wi-Fi, a washer and dryer, linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Outdoor spaces include a mahogany front deck, an uncovered patio with a dining table for eight and a cocktail table for four, a gas grill, six lounge chairs and a fenced backyard. The private outdoor gunite saltwater pool is heated and fenced, with three floats and a floating chair. Yoga mats are provided. Across the street, a private dock gives access to Big Fresh Pond. Equipment includes two paddle boards, two boogie boards, a two-person sit-in kayak, a one-person sit-in kayak, four adult life vests, two adult cruiser bicycles with helmets, four beach chairs, a beach umbrella, beach toys, a cooler and a beach caddy. Southampton Village and beaches are nearby. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Reservations require approval before confirmation. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30. Maximum occupancy is eight, with no additional persons permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $155.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement booking is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire.
