The living room has double-height ceilings, natural light and a wood-burning fireplace. The equipped kitchen has granite countertops, stainless steel appliances, a stove, oven, refrigerator, dishwasher, cookware and tableware. A breakfast counter seats two, and the dining table seats six. A wine fridge, drip coffee maker, Nespresso machine, toaster and blender are provided. The main-floor primary bedroom has a king bed, full ensuite bathroom with shower, closet and deck access. Two upstairs bedrooms have a king bed and a queen bed respectively, air conditioning and closets. The upstairs full bathroom has a shower/tub combination; a half bathroom is on the main floor. Outside are a large uncovered deck, gas grill, patio table, chairs and umbrella, six lounge chairs, lawn, outdoor shower and a fenced, heated freshwater in-ground pool with a vinyl liner. Four beach chairs, a beach umbrella and pool/beach towels are provided. Indoors, amenities include central air conditioning, heating, a washer and dryer, linens, bath towels, a hair dryer, iron and ironing board, Wi-Fi, a laptop-friendly workspace, a stationary bike, a living-room smart television and a Bluetooth speaker. There is a private entrance and driveway parking for three cars. The home is one block from the bay, between East Hampton and Amagansett. Maidstone Beach is a few minutes' walk away, and Three Mile Harbor marina is within walking distance. The primary renter must be at least 30 years old. Smoking and pets are prohibited. Additional guests require express approval. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will attempt to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, guests may use the original dates if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
