The approximately 6,000-square-foot home has an open, airy floor plan, furnished living spaces and a large eat-in chef’s kitchen equipped with appliances and cooking essentials. There are seven bathrooms: six full bathrooms and one half bathroom. The six bedrooms span the main and second floors. Three have king beds, one has a queen bed, one has a sleep sofa and one has two twin beds. All six bedrooms have air conditioning. Bedrooms 1 and 4 have cable and streaming television; Bedroom 1 also has a balcony/deck. Outdoor facilities include a private outdoor freshwater heated pool, hot tub, fenced backyard, children’s jungle gym, outdoor shower, uncovered deck/patio, gas grill and outdoor furniture. Equipment includes ten beach chairs, a beach umbrella, four lounge chairs and two adult bicycles. Indoor facilities include a gym/fitness room, usable fireplace, heating, washer, dryer, Wi-Fi, laptop-friendly workspace and Bluetooth speaker system. Bed linens, bath towels and pool/beach towels are provided. Ocean beaches are less than a mile away, and downtown Bridgehampton is a five-minute drive away. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $132.00 per reservation night. One end-of-stay cleaning is included in the reservation total. A $700 cleaning minimum applies. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. Otherwise, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
