The open kitchen includes stainless steel appliances, a microwave, and cookware; the dining table seats six and overlooks the yard through sliding glass doors. Heating, Wi-Fi, linens, bath and beach towels, a hair dryer, an iron and ironing board, and a washer and dryer are provided. All four bedrooms are on the main floor and have air conditioning and closets. The primary bedroom has a king bed and a full ensuite bathroom with a shower. The other three bedrooms each have a queen bed; two have a balcony or deck. There is also a separate full bathroom with a shower/tub combination and a half bathroom. The fenced backyard includes an uncovered patio with furniture and an umbrella, a gas grill, four lounge chairs, a furnished pool house, a private heated gunite pool with a spa, and a hot tub. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Maximum occupancy is six; additional guests are not permitted. The primary renter must be at least 25 years old. Smoking is not allowed. Pets require owner approval and may incur additional fees and/or a security deposit. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses, or rotating groups require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. After cancellation, reopening the dates is at the owner's discretion. If the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the replacement reservation is collected. If it is not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH, or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
