House rules

The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may involve additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive utility usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, guests may use their original reservation provided payments comply with the payment schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

East Hampton shops, restaurants and beaches are minutes away. One bedroom is on the second floor. The property is not handicap accessible and is not suitable for unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about the availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
