A large wooden deck connects to the main living areas and includes sectional seating, outdoor dining and a grill. Additional sitting areas and a screened-in sunroom provide space to relax. A hot tub is also available seasonally. Inside are a formal living room, a den with a fireplace and flat-screen TV, a formal dining room, and a kitchen with modern appliances, cookware, a microwave and a central island. Double-height ceilings and floor-to-ceiling windows overlook the grounds. An upstairs lofted office provides workspace. Central air conditioning, heating, Wi-Fi, laundry facilities and fitness equipment are provided. The estimated interior area is 5,200 square feet. Two bedrooms are on the main floor and three are upstairs. The primary suite has a king bed, fireplace, deck access, a walk-in closet and an ensuite with a double vanity, soaking tub and walk-in shower. The other main-floor suite has a queen bed. Upstairs, one bedroom has a double and a single bed, while the other two each have a queen bed and a sofa bed. All bedrooms have air conditioning, televisions and ensuite bathroom access; the fourth bedroom has a Jack-and-Jill ensuite. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May. The primary renter must be at least 25. Maximum occupancy is 12; additional guests are not permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $71.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed before check-in. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.
