Eastern Retreat accommodates up to eight guests. The home has wood floors, a window-lined Great Room and an open living/dining area with high ceilings and a wall-mounted flat-screen TV. Three sets of sliding glass doors lead to a wraparound deck overlooking the pool. The flat, fenced yard includes playground equipment.

The kitchen has stainless steel appliances, including a Wolf gas range and a French-door refrigerator. The deck has two gas grills and an outdoor dining table. Amenities include air conditioning, Wi-Fi, a usable fireplace, a washer and dryer, bed linens, bath towels, a hair dryer and hot water. Parking and a laptop-friendly workspace are available.

Bedroom 1 has a queen bed and cable TV; Bedroom 2 has a queen bed; Bedroom 3 has two queen beds. A sleeper sofa provides additional sleeping space in the common living area. There are two full bathrooms.

Three Mile Harbor and the marinas are half a mile away. East Hampton village and Amagansett are just over three miles away, and Round Swamp Farm is two miles away. The homeowner manages property preparation, arrival coordination, on-site operations and guest communication after booking confirmation.

Outdoor pool with heating. Seasonal use is typically Memorial Day through Labor Day; inquire before booking about availability outside this period. For energy conservation, the heater may operate only from 8 a.m. to 6 p.m.

Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Maximum occupancy is eight. The primary renter must be at least 21 years old. Reservations require approval before confirmation. Smoking is not allowed. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included; for stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities and other non-traditional uses, including rotating guest groups during a stay, require prior written host approval; additional fees and/or an increased security deposit may apply.

Payments are generally non-refundable. If the owner agrees to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, use of the original dates remains possible provided scheduled payments are made and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
