# East Quogue Elegance East Quogue, NY, United States (general area) ## About the house This 2,400 sq ft home stands on one acre of manicured lawn and mature landscaping. Vaulted ceilings, oversized windows and light wood floors surround an open-plan great room with a brick fireplace, television and dining table for six. The pool-facing kitchen has stainless-steel appliances, granite countertops, an island seating two and a kitchen table seating four. Heating, fitness equipment and a microwave are available. The main-floor primary suite has a king bed, a full ensuite shower bathroom, deck access and access to a home office or sunroom. A second main-floor bedroom has a queen bed and a full Jack-and-Jill ensuite bathroom. Two upstairs bedrooms each have a queen bed and share access to a full bathroom with a shower/tub combination. The lower level has two additional sleeping areas: one with a queen bed and one with two twin beds. All six sleeping areas have air conditioning and closets; bedroom 2 has streaming TV. Maximum occupancy remains eight guests. The back deck surrounds a private outdoor freshwater heated pool and has six loungers and additional seating. Outdoor facilities include a gas grill, dining table for six, gas firepit, fenced yard, hot-and-cold outdoor shower, two adult bicycles and a sports court in the front drive. The pool itself is not fenced. Bed linens, bath towels, pool/beach towels, a hair dryer, iron, washer and dryer are provided. The closest beach is five minutes by car or 15 minutes by bicycle, with beaches on Dunes Road nearby. Pool heating is optional and carries an additional propane charge of $110/night. Outdoor pool use is typically seasonal, from Memorial Day to Labor Day; confirm availability before booking outside that period. Maximum occupancy is eight; no additional guests are permitted. The primary renter must be at least 25 years old. Pets, smoking and events are prohibited. Non-traditional uses, commercial activities and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest’s expense. Optional pool heating costs an additional $110/night for propane usage. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If it is not rebooked, the original dates may still be used if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
