The equipped kitchen includes a stove, oven, refrigerator, dishwasher, microwave, toaster, blender, cookware, dishes, coffee equipment and a wine fridge. A Sonos sound system, living-room television and fitness area with a stationary bike, weight-training equipment and yoga mat are available. All three bedrooms are on the main floor and have air conditioning, streaming TVs and standard closets. The first bedroom has a king bed and a full ensuite bathroom; the other two each have a double/full bed. There are two full bathrooms with shower/tub combinations and one half bathroom, all on the main floor. Bed linens, bath towels, pool/beach towels, bath essentials and a hair dryer are provided. The landscaped, fenced backyard has a basketball court, a patio with a table, chairs and umbrella, a gas grill and a wood-burning fire pit. Two adult bicycles, two beach chairs, a beach umbrella and a cooler are available. The home has central air conditioning, heating, hot water, a washer and dryer, Wi-Fi, a laptop-friendly workspace and a private entrance. The driveway accommodates four cars. East Hampton beaches and the village are two minutes away. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Reservations require approval before confirmation. The primary renter must be at least 25 years old. Maximum occupancy is four; additional persons require express approval. Smoking is not allowed. Events are prohibited; special-use reservations involving events, commercial activities, rotating groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval. Dog approval costs $75 per dog per booking; other fees and/or a security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $50.00 per reservation night. One end-of-stay cleaning is included. Stays longer than seven nights require one cleaning per week at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner elects to reopen canceled dates and Marquis successfully rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
