House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. Maximum occupancy is eight; additional guests require express approval. Smoking is not allowed. One dog weighing 25 lbs or less is permitted for $150.00 per booking; larger dogs, multiple dogs and other pets require express approval. The fee schedule lists $150 per dog per booking. Events require express approval. Events, commercial activities, rotating groups during one stay and other non-traditional uses require prior written host approval; additional fees or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may use their original dates if payments meet the agreed schedule and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Two Mile Hollow and Indian Wells Beaches are minutes away; East Hampton Village is nearby. All three bedrooms are on the second floor, and the additional sleeping area and workstation are on the lower level. The property is not handicap accessible. Outside Memorial Day to Labor Day, confirm pool availability and availability of outdoor furniture and equipment before booking; spring cleaning and updates typically occur in late April or early May.
