# East Hampton Springs Haven East Hampton, NY, United States (general area) ## About the house The cottage accommodates up to six guests and has beach-inspired décor, an open floor plan and indoor/outdoor living. Sliding doors connect the living area to an expansive uncovered deck with ample seating. The living room has an oversized sofa, and the eat-in kitchen includes a breakfast area, stove, oven, refrigerator, dishwasher, microwave, toaster, blender, cookware and tableware. All three bedrooms are on the first/main floor of the main house and have air conditioning and closets. Bedroom 1 has a queen bed and balcony/deck access; Bedroom 2 has two twin/single beds; Bedroom 3 has a queen bed and a full ensuite bathroom. One full bathroom has a shower/tub combination, and the other has a shower. The fenced backyard includes a wood-burning fire pit, gas grill and outdoor shower with hot and cold water. Central air conditioning, heating, Wi-Fi, a washer and dryer, bed linens, bath towels, a hair dryer and ironing equipment are provided. The home has a private entrance, smoke and carbon monoxide detectors, and a fire extinguisher. Exterior cameras are present. The cottage is on a quiet street, minutes from East Hampton village and close to its shops. Nearby beaches include Gerard Drive, Maidstone, Barnes Hole and Albert’s Landing. Three Mile Harbor and Gardiner’s Bay are nearby places to explore. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Outside Memorial Day to Labor Day, inquire before booking about the availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May. Reservations require approval before confirmation. The primary renter must be at least 25 years old. Smoking is not allowed. Additional persons require express approval. Events are prohibited; events, commercial activities and other non-traditional uses, including rotating groups during a stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $50.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. Payments are generally non-refundable. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
