House rules

Maximum occupancy is six; no additional guests are permitted. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. The fireplace must not be used from May through September; attempted use may result in a fine. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $100.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest's expense. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis may attempt to arrange rebooking, subject to the owner's decision to reopen the dates. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the property is not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. In lieu of a security deposit, the property has up to $25,000 of damage protection; coverage details are in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.

Getting there

Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach and Two Mile Hollow Beach. Sag Harbor is a short drive away. The property is not handicap accessible. The backyard is not fenced. Outside Memorial Day to Labor Day, confirm pool, outdoor furniture and equipment availability before booking; spring cleaning and updates typically take place in late April or early May.
