Kitchen equipment includes a refrigerator, oven, stove, dishwasher, microwave, cookware, dishes, toaster, blender, ice maker, wine fridge, and pot and Keurig coffee makers. The living room has a wood-burning fireplace; televisions are available in the main living room and kitchen. Central air conditioning, heating, Wi-Fi, a dedicated work area, and a washer and dryer are provided. All three bedrooms are on the first/main floor and have air conditioning. Bedroom 1 has two double/full beds, and Bedroom 2 has one queen bed; they share a full Jack-and-Jill ensuite bathroom with a shower/tub combination. The primary bedroom has a king bed, a full ensuite bathroom with a separate shower and tub, a streaming television and a walk-in closet. Bedroom 2 and the primary bedroom have balcony/deck access. There is also a half bathroom on the first/main floor. Bed linens, bath towels and pool/beach towels are provided. Outside are a fenced private freshwater heated pool, six lounge chairs, a private tennis court with rackets and balls, an uncovered deck/patio, outdoor dining furniture, a gas grill, multiple seating areas, a wood-burning fire pit, and a hot-and-cold outdoor shower. Beach chairs, a beach umbrella and a cooler are available. The backyard itself is not fenced. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach and Two Mile Hollow Beach. Maximum occupancy is six; no additional guests are permitted. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. The fireplace must not be used from May through September; attempted use may result in a fine. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $100.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest's expense. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis may attempt to arrange rebooking, subject to the owner's decision to reopen the dates. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the property is not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. In lieu of a security deposit, the property has up to $25,000 of damage protection; coverage details are in the booking agreement.
