House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; additional guests are not permitted. No smoking on the premises. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may involve additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $135.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; amounts above $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.

Getting there

Main Beach and East Hampton village attractions are a short drive or bike ride away. The backyard is not fenced. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically take place in late April or early May.
