House rules

Maximum occupancy is eight guests. Pets and smoking are prohibited. The fireplace is not accessible to guests. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. A refundable cash security deposit of $5,000 is required, subject to a separate Security Deposit Agreement signed by the owner and guest before check-in. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the property is not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Not suitable for children aged four and under. The primary renter must be at least 30 years old. The home is minutes from Hamptons beaches and villages. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach and Two Mile Hollow Beach. Inquire before booking outside Memorial Day to Labor Day about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
