# East Hampton Seclusion East Hampton, NY, United States (general area) ## About the house The home occupies a private block, centrally positioned between Wainscott, East Hampton and Amagansett, near the beach. Its estimated floor area is 3,000 square feet. Open living spaces connect the living room, dining area and equipped kitchen. The living room has a fireplace, and the lower level has a projector-equipped media room and workout area. Heating, Wi-Fi, Sonos, a microwave, washer and dryer are available, along with bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment. Outside, a large deck has a dining table, gas BBQ and multiple sitting areas. The private heated pool has a retractable cover, and there is a hot tub, expansive lawn, swing set, treehouse and children's play area. The backyard is fenced. All five bedrooms have air conditioning and full ensuite bathrooms; the first-floor bedroom has a Jack-and-Jill ensuite. The first-floor queen bedroom and upstairs primary king bedroom have streaming TVs and walk-in closets. The upstairs children's room has two twin/single beds; the other two upstairs bedrooms each have a queen bed. These three rooms have standard closets. Five bathrooms have showers, while the lower-level bathroom has a shower/tub combination. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Reservations require approval before confirmation. Outdoor facilities are subject to seasonal availability. Outside Memorial Day to Indigenous Peoples Day, confirm pool, hot tub, outdoor furniture and equipment availability before booking; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 25. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or a higher security deposit may apply. Livestock is strictly prohibited, and renters are responsible for associated damage, cleaning and restoration costs. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full collection of the replacement payment. If dates are not rebooked, guests may use their original reservation if payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts above $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to booking-agreement coverage details.
