# East Hampton Sanctuary East Hampton, NY, United States (general area) ## About the house The approximately 2,000-square-foot home has high ceilings, oversized windows and a newly refurnished main level. The living room includes a sofa, large-screen frame TV and wood-burning fireplace. The open kitchen has stainless-steel appliances, gas cooking and a microwave, and connects to the outdoor deck for dining. Heating, Wi-Fi, a washer and dryer, linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. Two bedrooms are on the main floor: one with a king bed and full ensuite bathroom, and one with a queen bed. Two lower-level bedrooms each have a queen bed. All four bedrooms have air conditioning, a TV and a closet. There are two full bathrooms with showers on the main floor and one on the lower level. The lower-level recreation room has a TV, exercise/yoga equipment and a Peloton. The tree-lined backyard has a private heated pool, a year-round hot tub, lawn, outdoor shower and uncovered deck/patio with loungers, a table, chairs and umbrella. Outdoor equipment includes gas and charcoal grilling facilities and a propane fire pit. Sonos five-zone surround sound serves the home, including the deck and pool area. Four adult bicycles, two inflatable paddle boards, beach chairs, a beach umbrella and a cooler are available. East Hampton beaches are less than a mile away, and Gardiner’s Bay beaches are half a mile away. Village shops and beaches are minutes away. Outdoor pool use is generally seasonal; outside Memorial Day to Labor Day, confirm pool availability and outdoor furniture/equipment before booking. The home is not handicap accessible. Two bedrooms and one bathroom are on the lower level. Confirm outdoor furniture and equipment availability for stays outside Memorial Day to Labor Day; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 35 years old. Maximum occupancy is eight; additional guests beyond this limit are not permitted. Smoking is not allowed. Reservations require approval before confirmation. Commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are at the guest’s expense. Payments are non-refundable unless otherwise stated. After cancellation, reopening dates is at the owner’s discretion. If the original dates are rebooked at the same or higher price and the replacement reservation is paid in full, a refund less a 20% penalty on the total reservation amount is issued. If no replacement booking is made, the original stay may be used provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. Pet approval may separately require a deposit.
