House rules

Maximum occupancy is eight; no additional guests are permitted. The primary renter must be at least 30 years old. Smoking is not permitted. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written approval; additional fees and/or an increased security deposit may apply. Pets require owner approval, with a maximum of one dog per booking; additional fees and/or a security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. A refundable cash security deposit of $3,500 is required, subject to a separate Security Deposit Agreement signed by both parties before check-in. A separate booking agreement must be signed by both parties before the reservation is confirmed. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty equal to 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime visits.

Getting there

East Hampton Village and marinas are a short walk away; beaches are accessible by bicycle. Nearby beaches include Two Mile Hollow, Egypt and Wiborg. Driveway parking is limited to two cars. The home is not handicap accessible and is not suitable for unrelated guests. Outside Memorial Day to Labor Day, confirm availability of outdoor furniture and equipment before booking; seasonal cleaning and updates typically occur in late April or early May.
