# East Hampton Retreat East Hampton, NY, United States (general area) ## About the house Set on a quiet road with landscaped grounds and a private backyard, this approximately 3,000-square-foot home has a light-filled living room with a fieldstone gas fireplace and sofas, a den with a large TV, a formal dining area and a fully equipped kitchen. French doors open to the backyard. The kitchen includes a stove, oven, refrigerator, wine fridge, ice maker, dishwasher, microwave, toaster, blender and coffee pot. Two ensuite bedrooms are on the main floor and two are upstairs, connected by a landing with a window banquette. The main-level primary suite has a spacious bathroom with a deep marble tub. One upstairs bedroom has a private balcony and the other has vaulted ceilings. Each bedroom has air conditioning and a TV; Bedrooms 1–3 have streaming TV. Bedroom 2 can be configured as two twin beds. The backyard has a gunite freshwater pool, an expansive deck, six lounge chairs, patio furniture with an umbrella and a gas grill. A bicycle, four beach chairs, a cooler, beach umbrella and pool/beach towels are provided. Other facilities include central air conditioning, heating, washer and dryer, Wi-Fi, a laptop-friendly workspace, Sonos speakers, smart TV, an electric vehicle charger and driveway parking for two cars. Bed linens, bath towels, a hair dryer and an iron with ironing board are provided. East Hampton Village and marinas are a short walk away, and beaches are accessible by bicycle. Nearby beaches include Two Mile Hollow, Egypt and Wiborg. StayMarquis manages the guest experience with a dedicated Guest Experience Manager and 24/7 support, including help arranging grocery shopping or a private chef. Outside Memorial Day to Labor Day, confirm availability of outdoor furniture and equipment before booking; seasonal cleaning and updates typically occur in late April or early May. Maximum occupancy is eight; no additional guests are permitted. The primary renter must be at least 30 years old. Smoking is not permitted. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written approval; additional fees and/or an increased security deposit may apply. Pets require owner approval, with a maximum of one dog per booking; additional fees and/or a security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. A refundable cash security deposit of $3,500 is required, subject to a separate Security Deposit Agreement signed by both parties before check-in. A separate booking agreement must be signed by both parties before the reservation is confirmed. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty equal to 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime visits. ## Property questions ## Can Bedroom 2 be arranged with twin beds?
