House rules

The primary renter must be at least 30. No persons beyond the maximum occupancy of ten are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. On cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The beach and East Hampton village shops are minutes away. The property does not offer beach access. Bedrooms are reached by a spiral staircase. The property is not handicap accessible and is not suitable for unrelated guests. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
