Formal living and dining areas complement a spacious family room and wraparound sun deck. The fully stocked kitchen has gas cooking, appliances, a large center island and a separate breakfast area; a private chef can be hired. A spiral staircase leads to five second-floor bedrooms, each with air conditioning, a television, a closet and a full ensuite bathroom. The primary suite has a king bed, fireplace and sitting area. Bedroom 3 has a balcony or deck. An additional first-floor sleeping area has a Murphy bed and air conditioning. Linens, towels and bath essentials are provided. The lower level includes another living area, a steam room, fitness area and ping pong table. Outdoor facilities include landscaped grounds, extensive decking, lounge seating, a covered pergola, a private heated freshwater pool, hot tub, gas grill, outdoor shower, and basketball and tennis court facilities. Other amenities include Wi-Fi, heating, a washer and dryer, microwave, hair dryer, iron and ironing board, and pool/beach towels. Children are welcome; a crib is not provided. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30. No persons beyond the maximum occupancy of ten are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. On cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
