The island kitchen includes a stove, oven, microwave and coffee maker. Heating, television, bed linens, bath towels, pool/beach towels and a hair dryer are provided. All four bedrooms are on the first/main floor of the main house and have air conditioning. Three bedrooms each have one queen bed; the primary bedroom has one king bed. Bedrooms 1 and 2 share a full Jack-and-Jill ensuite bathroom. Bedroom 3 and the primary bedroom each have a full ensuite bathroom and a standard closet. There are three full bathrooms and one half bathroom; the primary bathroom includes a shower and tub. Outdoor facilities include a private heated pool with a built-in hot tub, an expansive deck with outdoor dining and sitting areas, and a landscaped yard. A ping-pong table and work-from-home space are available. Pool and hot-tub use is seasonal. The homeowner manages on-the-ground operations and guest communication after booking confirmation as part of the Elite program. Reservations require approval before confirmation. Smoking is not allowed. Additional guests and events are prohibited unless expressly approved. Events, commercial activities and other non-traditional uses, including rotating groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval. The dog approval fee is $300 per dog per booking; additional fees and/or a security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required. Payment and administration are governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If a cancellation is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. Reopening dates is the owner's decision. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Balance payments by credit card are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
