# East Hampton Hideaway East Hampton, NY, United States (general area) ## About the house The approximately 1,800-square-foot home has a covered front porch with two rocking chairs, a living room with a sectional sofa and flat-screen TV, and an equipped eat-in kitchen with granite countertops and wood cabinetry. The kitchen table seats four and the separate dining table seats eight. Kitchen equipment includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, drip coffee maker, toaster, blender, cookware and tableware. A piano and Bluetooth speaker system are available. All three bedrooms are upstairs in the main house and have air conditioning, TVs and closets. The blue primary bedroom has a king bed and full ensuite bathroom with a shower; the purple bedroom has a queen bed; the green bedroom has a double/full bed. A second upstairs full bathroom has a shower/tub combination, and a half bathroom is on the main floor. Sliding doors from the breakfast area lead to a private fenced backyard with lawns, gardens, a brick patio, gas grill, outdoor dining furniture and umbrella. The private heated in-ground vinyl pool has four lounge chairs and a nearby storage shed. Two beach chairs are available. Bed linens, bath towels, pool/beach towels, a hair dryer, washer, dryer, heating and hot water are provided. TVs include cable and smart-TV service. Nearby bay beaches include Maidstone Park. Harbor Marina of East Hampton is a few minutes away, and East Hampton Village is a short ride away. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Nearby bay beaches include Maidstone Park; Harbor Marina of East Hampton is a few minutes away and East Hampton Village is a short ride away. The house is across from a 50-acre nature preserve. Maximum occupancy is five. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $95.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates, at the owner's discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, the original guest may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
