The professional kitchen includes a stove, oven, refrigerator, dishwasher, microwave, cookware, dishes, pot and Keurig coffee makers, wine fridge, ice maker and blender. The upstairs primary bedroom has a king bed, private deck, fireplace, walk-in closet, cable TV and an adjacent open office area. Three main-floor bedrooms each have a queen bed, air conditioning and a shared Jack-and-Jill bathroom arrangement; two also have deck access. Outdoor facilities include a private heated 20-by-40 saltwater pool, hot tub, hot-and-cold outdoor shower, gas grill, uncovered deck, patio furniture and eight lounge chairs. The pool is fenced; the hot-tub area is not fenced, while the deck is fenced. Beach chairs, a beach umbrella and cooler are provided. A Tesla charging station and parking are available. The home has central air conditioning, heating, Wi-Fi, cable and smart TVs, a Sonos speaker system, washer and dryer, linens and towels, a game room, ping-pong table and pool table. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 25. Smoking is not permitted. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 50 lbs or less is permitted for $500.00 per booking. Larger dogs, multiple dogs and other pets require express approval. The fee schedule specifies $500 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $100.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner’s discretion and rebooked for the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement booking is collected. If the dates are not rebooked, guests may use their original stay provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
