House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests and events are prohibited without express approval. Events, commercial activities and other non-traditional uses, including rotating groups during a stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleaning is available at the guest's expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may use their original dates if payments are current and written notice is given at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to booking-agreement coverage terms. The owner may need to show the property to prospective renters or buyers.

Getting there

East Hampton town and village are four minutes away. Nearby beaches include Main, Egypt, Georgica, Two Mile Hollow and Wiborg. The property is not handicap accessible and is not suitable for unrelated guests. Outdoor furniture and equipment may be unavailable outside Memorial Day through Labor Day; confirm before booking. Ordinary mail and small packages cannot be received; only Amazon packages can be delivered during a stay.
