Entertainment includes a Sonos sound system, eight Smart TVs, a lower-level billiards table and wet bar, a gym and a Peloton bike. An upstairs living area connects three bedrooms and overlooks the backyard and pool. The kitchen has a large center island, Wolf appliances, a Sub-Zero refrigerator, a microwave, Ninja Bullet and coffeemaker, with a separate dining area and pool access just off the kitchen. There are six bedrooms, including two primary suites; four bedrooms have full ensuite bathrooms. Four bedrooms each have a king bed, and two bedrooms each have two double/full beds. Every bedroom has air conditioning and streaming TV. Beds have Cozy Earth bamboo viscose linens, new mattresses with covers, down comforters and pillows. Five bathrooms have showers, and the sixth has a shower and tub. Outdoor spaces include a private 20-by-40-foot heated pool, a wide sun deck, multiple lounge areas, balcony, gas grill and firepit. The backyard is fenced, but the pool is not fenced. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board, washer, dryer and heating are provided. Additional guests and events are prohibited without express approval. Events, commercial activities and other non-traditional uses, including rotating groups during a stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per night of the reservation. If canceled dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may use their original dates if payments are current and written notice is given at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to booking-agreement coverage terms.
