The bedrooms contain a queen bed, a twin/single bed with a crib, a king bed, and a double/full bed. Large windows bring natural light into the sitting area and office nook, and the living room has a usable fireplace. The kitchen includes a refrigerator, microwave, toaster, coffee equipment, and pots and pans. Wi-Fi, a laptop-friendly workspace, air conditioning, heating, a washer and dryer, television with cable, fitness equipment, a game room, bed linens, bath towels and a hair dryer are provided. Outdoor spaces include a wooded backyard, decks, balconies, a lower patio, a grill and a fire pit. There is a private heated pool, hot tub, outdoor ping-pong table and swing set. The home is three miles from the town of East Hampton and close to Sag Harbor and East Hampton Village. The garage is locked for storage. Guests enter through the front door or rear sliding doors upstairs and downstairs. The homeowner manages on-site operations and guest communication after booking confirmation. The town of East Hampton is three miles away. The garage is locked for storage; entry is through the front door or rear sliding doors upstairs and downstairs. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Not suitable for unrelated guests. The primary renter must be at least 21. Smoking is not allowed. Additional persons and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. Reopening dates is at the owner's discretion. If no replacement booking is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours. ## Property questions ## Can guests use the garage?
