# East Hampton Beach Beauty East Hampton, NY, United States (general area) ## About the house The home has 3,400 square feet across two levels, four bedrooms and three full bathrooms. It sits opposite a nature reserve and duck pond, half a mile from Wiborg Beach and within walking distance of East Hampton’s main shopping street. The fully equipped eat-in kitchen has stainless steel appliances, granite countertops, two ovens and two dishwashers. Downstairs are living, dining and sunrooms and an ensuite king bedroom. Upstairs are a king suite with a sitting area, Jacuzzi tub and double pedestal sinks, plus two queen bedrooms sharing a Jack-and-Jill bathroom with a walk-in shower. An upstairs landing provides additional sitting space. All four bedrooms have air conditioning. The landscaped grounds are fenced and gated. Outdoor facilities include a private heated saltwater gunite pool, outdoor shower, grill, furnished deck/patio, six lounge chairs, eight beach chairs, a beach umbrella and cooler. Four adult bicycles, helmets, a surfboard, boogie boards and a paddle board are provided. Bed linen, bath and pool/beach towels, heating, Wi-Fi, television, cable TV, a speaker system, washer, dryer, parking and a garage are available. The home occupies two levels. It is not suitable for children aged four and under; the primary renter must be at least 30. Reservations require approval before confirmation. Smoking and pets are prohibited. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Outside Memorial Day to Labor Day, inquire before booking about pool use and the availability of outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates, at the owner’s discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after the replacement reservation is fully paid. If no replacement booking is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
