House rules

Maximum occupancy is ten. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Smoking is not allowed. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If a canceled stay is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued once the replacement reservation is paid in full. If it is not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

Hamptons beaches are minutes away. Nearby beaches include Town Line Beach and Beach Lane Beach. The home has one first-floor bedroom and four upstairs bedrooms. It is not suitable for unrelated guests; the primary renter must be at least 32 years old.
