The open great room combines a living area with a wood-burning fireplace and a dining area seating six. Glass sliders open onto the deck. The kitchen has white cabinetry, stainless steel appliances, a breakfast peninsula seating two, a center island and beverage refrigerator, plus a stove, oven, dishwasher, microwave, ice maker, Nespresso and Keurig coffee makers, toaster, blender, cookware and dishes. A first-floor king bedroom off the kitchen has an ensuite bathroom. Upstairs are a king primary suite with an ensuite walk-in shower, two queen bedrooms and a bedroom with two twin beds. All five bedrooms have air conditioning and closets; bedrooms 1–4 have streaming televisions. The third full bathroom upstairs has a shower/tub combination and is described as Jack-and-Jill. There is also an outdoor shower with hot and cold water. The outdoor areas include a patio with six lounge chairs, an uncovered deck, outdoor dining furniture and an umbrella, a freestanding hot tub, a gas grill and a wood-burning fire pit. Two adult bicycles, beach chairs, a beach umbrella and a cooler are provided. Indoors, facilities include a steam room, ping-pong table, Sonos speaker system and a television in the main living room. Bed linens, bath towels, pool/beach towels, a hair dryer and an iron with ironing board are provided. The home has a private entrance, smoke and carbon monoxide detectors, and hot water. The homeowner manages on-the-ground operations and guest communication after booking confirmation. It is not suitable for unrelated guests; the primary renter must be at least 32 years old. Maximum occupancy is ten. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Smoking is not allowed. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If a canceled stay is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued once the replacement reservation is paid in full. If it is not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
