Outdoor facilities include a large deck with dining and sitting areas, a gas barbecue, an expansive lawn and a private heated pool. Free parking is available. The finished lower level has workout equipment and a ping-pong table. The fireplace and on-site sauna are not available for use. Upstairs, Bedroom 1 has a king bed, air conditioning, a full ensuite bathroom, streaming TV and a standard closet; Bedroom 2 has a queen bed, air conditioning, a full ensuite bathroom and a standard closet. The primary renter must be at least 30 years old. Smoking is not permitted. Maximum occupancy is eight; additional guests and events require express approval. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleaning is at the guest's expense. A refundable cash security deposit of 15% is required, subject to a separate owner–guest Security Deposit Agreement signed before check-in. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments meet the payment schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.
