House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Balance payments by credit card are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The center of East Hampton village is one mile away; East Hampton village beaches are two miles away. IGA is within walking distance. The home is not handicap accessible and is not suitable for unrelated guests.
