The kitchen has appliances including a microwave. A finished lower level provides a media area and gym. Outside are expansive grounds, a patio, a gas barbecue and a private heated pool. Five bedrooms each have air conditioning, a full ensuite bathroom and a standard closet. The main-floor bedroom has a queen bed; the second floor has two king bedrooms and one queen bedroom; the lower-level bedroom has a king bed. Streaming TVs are provided in bedrooms 1–4. There is also a main-floor half bathroom. The full bathrooms include showers, with a shower/tub combination in one second-floor bathroom and a separate shower and tub in another. Bed linens, bath towels, pool/beach towels, a hair dryer, an iron and ironing board, heating, Wi-Fi, a washer and a dryer are provided. The home is one mile from the center of East Hampton village and two miles from East Hampton village beaches. IGA is within walking distance. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Reservations require approval before confirmation. The home is not handicap accessible and is not suitable for unrelated guests. The primary renter must be at least 30 years old. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Balance payments by credit card are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
