House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; no additional persons beyond this limit are permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy. Events, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis will use best efforts to work with the owner to reopen canceled dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If the dates are not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of accidental damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

The property is not handicap accessible. East Hampton beaches are a short drive away. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach and Two Mile Hollow Beach. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
