Expansive decks provide outdoor dining and sitting areas, a gas barbecue and lounge furniture beside an expansive yard. The private outdoor saltwater pool is heated, and the outdoor shower has hot and cold water. The island kitchen includes a refrigerator, oven, stove, dishwasher, microwave, coffee maker, toaster, blender, cookware, dishes and silverware, wine fridge and ice maker. Indoor facilities include a usable fireplace, heating, central air conditioning, Wi-Fi, a dedicated workspace, washer and dryer, Sonos speaker system and living-room television. Bed linens, bath towels and pool/beach towels are provided. Bedroom 1 is on the main floor with a king bed, full ensuite bathroom, streaming TV and walk-in closet. Bedrooms 2 and 3 are upstairs, each with a king bed, full ensuite bathroom and streaming TV; Bedroom 2 has a standard closet and Bedroom 3 has a walk-in closet. Bedroom 4 is on the lower level with a queen bed. All four bedrooms have air conditioning. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach and Two Mile Hollow Beach. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is eight; no additional persons beyond this limit are permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy. Events, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis will use best efforts to work with the owner to reopen canceled dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If the dates are not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of accidental damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.
