An open-concept living area has high ceilings, natural light, a loft overlooking the living room, a flat-screen TV and a wood-burning fireplace. Entertainment includes a ping-pong table, electric piano and Nintendo Wii U. The kitchen has stainless steel appliances, a refrigerator, stove, oven, microwave, wine fridge, ice maker, Nespresso coffee maker, toaster, blender, cookware and dishes. The dining table seats 12, and a gas Weber grill provides outdoor cooking. The primary bedroom has a king bed, private bathroom with shower and jetted tub, streaming TV, walk-in closet and deck access. Two further bedrooms each have a queen bed. All four bedrooms have air conditioning. There are two full bathrooms and an outdoor hot-and-cold shower. The fenced backyard has a private heated, fenced outdoor pool, a teak deck, lounge seating and a swing chair. Outdoor equipment includes four adult bicycles, two children's bicycles, four beach chairs, a beach umbrella, beach toys, a cooler, tennis equipment and a kayak/canoe; a basketball court is also available. Bed linens, bath towels, pool/beach towels, a hair dryer, ironing equipment, heating, a washer and dryer are provided. Fitness equipment includes a stretching/yoga mat. The home is less than two miles from East Hampton and minutes from bay and ocean beaches. Main Beach is nearby. For stays outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability. Seasonal cleaning and updates typically take place in late April or early May. The primary renter must be at least 21. Smoking is not permitted. Additional persons and pets require express approval. Events are prohibited under the standard events policy; event-related reservations, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement.
