House rules

Maximum occupancy is six; no additional guests are permitted. The primary renter must be at least 35. Smoking is not permitted. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive use, defined as utility costs over $70.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Spring cleaning and updates typically occur in late April or early May. For stays outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. Following cancellation, efforts may be made to reopen and rebook the original dates at the owner's discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The home is across the street from the beach, near West Neck Harbor and very close to Shell Beach. Crescent Beach is about two miles away; its first half does not require a parking sticker and has a food truck. Shell Beach, Crescent Beach and Crab Creek Beach are nearby. The owner will likely occupy a separate cottage on the property. Sliding doors off the deck need to be pulled firmly to open.
