# Dune Road Desire Westhampton Beach, NY, United States (general area) ## About the house The home accommodates up to 10 guests and has five bedrooms and five-and-a-half bathrooms. Coastal interiors feature hardwood floors, reclaimed Vermont timber beams and stair railings, and an open main level with ocean views. The vaulted living room has two sofas, armchairs, a flat-screen TV and a wet bar. The kitchen has white cabinetry, stainless-steel appliances including a gas range, granite countertops, an island with a prep sink and counter seating for four. The formal dining area seats six. A microwave, outdoor grill and patio are also provided. Two primary suites, one on the main floor and one upstairs, have king beds, water views and ensuite bathrooms. All five bedrooms have air conditioning, TVs, closets and ensuite bathrooms. Bedrooms 1, 4 and 5 also have balcony or deck access. There are three king beds and two queen beds. Four full bathrooms have showers, one has a tub and shower/tub combination, and an upstairs half bathroom completes the layout. The laundry room has two washers and dryers, cabinetry and a soaking sink. Bed linens, bath towels, pool/beach towels, a hair dryer, heating and hot water are provided. Wraparound balconies on both floors offer water, sunrise and sunset views. The private pool is surrounded by mahogany decking, and an outdoor shower is available after the beach. The home is near the village. The homeowner manages on-the-ground operations and guest communication after booking confirmation. The primary renter must be at least 30. Maximum occupancy is 10; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If not rebooked, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire.
