House rules

The primary renter must be at least 25 years old. Pets and smoking are prohibited. Additional guests require express approval. Events are prohibited under the standard policy; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked at the same or higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.

Getting there

Beachfront on Dune Road, with direct beach access via a private walkway and unobstructed ocean and bay views. The property is not handicap accessible and is not suitable for unrelated guests.
