Four seating areas comprise a parlor, den, family room and second living room. The main level has an open layout, white oak floors, marble fireplaces, French doors and sliding-glass doors. Separate formal and casual dining areas complement a kitchen with an island, high-top seating, stainless steel appliances and ocean views. Desk spaces are available for working. The grounds include lawns, a private fenced pool, cushioned loungers, outdoor furniture and a covered deck dining table seating eight. A private walkway leads directly to the beach. Additional facilities include an outdoor shower, sauna, pool table, Sonos speaker system, three-car garage, heating, television, microwave, washer and dryer. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. All five bedrooms have air conditioning, ensuite bathrooms and closets. The master bedroom has a king bed and a private deck; the East Ocean bedroom has a queen bed and a private deck. South Ocean and North Bay each have a queen bed, while the Bunk Room has two bunk beds. Several bedrooms have walk-in closets. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked at the same or higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire.
