House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Maximum occupancy is six; additional guests require express approval. Events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. One dog of 50 lbs or less is permitted for an additional $250.00 per booking. Larger dogs, multiple dogs and other pets require express approval. Utility fees are included in the rental amount, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture/equipment. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price and the replacement reservation is paid in full, a refund less a penalty of 20% of the total original reservation amount is issued. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The waterfront, beachfront property has an unfenced backyard open to a small bluff leading down to the beach. Guests traveling with children or pets assume all liability. The pool is not fenced. Southampton restaurants, shops, galleries, golf courses and beaches are a short drive away.
