The first bedroom has a queen bed and an ensuite bathroom; three bedrooms each have a double/full bed, and one has two twin beds. There are three full bathrooms. The landscaped outdoor spaces include a heated, fenced private pool, deck/patio, balcony, outdoor furniture, lounge chairs and a gas grill. Beach chairs, a beach umbrella, a cooler and five adult bicycles are available. The primary renter must be at least 25 years old. No additional people beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Reservations require approval before confirmation. Commercial activities and non-traditional uses, including rotating guest groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are generally non-refundable. Following cancellation, reopening the dates is at the owner's discretion. If Marquis successfully rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the dates are not rebooked, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in accidental damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours.
